Currently, there are many apartment rentals in Vietnam. Tenants have too many options and do not know which apartment is right for them because there are many different rental rates from many Vietnam real estate brokers various. This can be hard, confusing about whose quote is correct, and even after moving in, they may find that the neighbor's rent is lower than theirs. Here are some notes for you to assess which rental price is reasonable and suitable for you.

 

 

1.    Different landlords

Some landlords are very eager to start getting returns on their property investments while others may be waiting only for an “ideal” tenant and be content just to watch the property price increase and keep the unit in good condition where it may be liquidated quickly should they want to cash out. Every landlord will have different expectations, some reasonable and some not.

 

2.    Location.

In addition to having to consider choosing the floor for better views and more natural light, the apartments with an excellent location in the building (the corner unit, not too close to the elevator, etc.) also attract many people. Therefore, the selling price of these apartments is often higher than that of others.

Depending on the project, there are many buildings closer to the city center, easy to connect to local amenities, often cost slightly more than projects located further away from the center.

 

3.    View 

The view of the apartment is the space, the outside view (space, landscape, utility, etc) that the owner can see from his / her apartment. The apartments with beautiful views are places that overlook the airy and comfortable spaces such as parks, rivers, lakes, green landscapes, etc. Therefore, in the same project, but the beautiful view apartments will usually have the price higher than others.

 

4.    Property condition including furniture/appliances/decoration 

If the property has good-quality furniture and decoration, with good brand appliances, or with a garden (for villas), the rental will be higher

 

 

5.    Supplies and demands when negotiating/signing the contract: 

There are different types of properties on the market for rent: villas, serviced apartments, privately owned apartments, etc. Different types of properties have different target customers, and if the demands of the target customers are not what expected, prices will be easier to negotiate. 

 

6.    Rental inclusive packages and tenant’s personal requirements: 

Normally the rental can include certain personal requirements, including management fee, tax, club membership fee, satellite TV installation, and subscription fee, air conditioner maintenance fee, garden maintenance fee, parking fee, etc. The more personal requirements from tenants, the higher the rent will be.

 

7.    The rental market changes quite frequently

Landlords may increase or decrease the rental when it comes to renewing the lease given the market status at the time.
