When you have found yourself an apartment you like, everyone must be eager to move their things into a new house. But if you are the first time renting or buying a property, you should pay attention to things related to checking the condition of the house before signing the contract. It is extremely important to check the condition of your home before you move in if you don't want to get into trouble later. 1. Location 

Not all real estate products will be 100% correct with advertisements such as: vital traffic, convenient transportation, or near commercial centers, ... If this is your first time visiting , you and your property agency of choice should check which part of the city your apartment is located in, whether traffic is congested (best to ask neighbors or friends around), is the apartment convenient to working travel conditions of the members or not. East Asian people always focus on feng shui, if you are a foreigner you should also check the direction of the apartment and the surrounding views to see the location of the apartment's viewing angle to meet your needs. 

 

 

2. Check the structure of the house

No need to investigate clearly how many columns the house has or how many bricks to build. Vietnam real estate sometimes is done with moderate quality so please remmber to  check for cracks in the wall, Humidity issues and other notable imperfections in the walls , rooff and floor . If you find any of these , you must immediately tell the owner or investor to have them repaired, to avoid leaks when it rains. Check the floor tiles for splashes or breakages as debris or edges can hurt your little feet. If the floor is lined with wood, you should check whether the paving is secure, or if it is swollen or subsided due to water contamination. Walk on the floor many times, you can swing on the floor to see if the floor is secure.

 

 

3. Window and parts use tempered glass

Make sure the glasses are securely assembled when a foreign object accidentally hits your home without danger to your home. If you choose an apartment that is close to the main road or public area, make sure the windows facing the road are installed with double-glazed protection to reduce the noise entering your home. Double glazing also substantially cuts energy cost because of the better insulation of heat they provide.

 

 

4. Check electricity and water system

You can ask your landlord to show you a blueprint for your home's water and electricity system and fire alarm system. The electrical switch systems and circuit breakers work properly, the lights are on and there is no electricity or water leak in the apartment.

 

 

You need to record or record the electricity number, or the water number used by previous people, to avoid overpaying your family usage.

In addition, you also need to inquire and see if the apartment has been fitted with fire alarms. You can ask the landlord or the investor about this.

5.    Air Conditioning

You need to check where the hot-and-air heater is located and is reasonable or not. There will be cases where the air conditioner will leak for a long time, making you extremely uncomfortable or the installed pipes that float or protrude will make your apartment lose their aesthetics.

 

 

6.    Furnitures

For convenience and ease, you can ask the landlord for a list of furniture items used and their current condition. You don't want to get into trouble like suddenly having scratches that aren't your fault after you move out. The landlord has the right to compensate for the depreciation of property from you and you do not have any concrete proof that you are innocent. In addition, if you are an apartment buyer with ready-made furniture, you should check that they are exactly the value you spend.

 

 

Your household electronic devices should be safe from fire and explosion, and will not happen any dangerous incidents for your family and the surrounding area.

7.    Amenities area

Part of your rent and home purchase goes to the cost of servicing the area utilities. If you do not want to lose yourself, then go around to see how comfortable it is.
